The Mexican peso was the best performing currency in Latin America in 2017

The Mexican peso closed 2017, a year of plenty of political, commercial and fiscal turbulence, with a small gain of 5.15 percent in appreciation against the US dollar, which makes it the best performing currency of Latin America for that year.

After loosing around 60 percent of its value during the four previous years, in 2017 the Mexican currency experienced several highs and lows marked by turmoil. The first quarter closed 9.44 percent up, and the last was 7.69 percent down.

Among the main factors driving the price of the peso were the policies implemented by Trump’s government at a commercial, fiscal, and even migratory level, which many times were aimed directly at Mexico and made many investors wary. Experts point out that the process of renegotiation of NAFTA was a key point of stress during the second half of the year. This was compounded with the effect of the ongoing normalization process carried out by the Federal Reserve (Fed) on its monetary policy which affected the exchange market.

However, the peso firmly stood its ground, with a rise of up to 20 percent against the dollar since Trump took office, and then coming back from a 13.7 percent fall at the end of the year.

Before you Move

We highly suggest making a checklist:
-Create a detailed packing list of what needs to go and what can stay or be given away/donated.
-Arrange packers, movers, storage, research moving companies. If you plan to import large pieces, you will need a customs broker. Most successful buyers who move here choose not to import.
-Take a course in Spanish either in your hometown or here in Riviera Maya. Knowledge of a few basic words and expressions can go a long way.
-We will introduce you to the right bank to set up new bank accounts so you can transfer funds as required.
-Join any social media expat sites and join clubs. They have already made the move and they could provide you with some great tips.
-Make sure your passports are valid for at least 6 months after you exit Canada. Have several copies ready for when you arrive to distribute as needed.
– Visa for stays longer than 120 days are required for Mexico. You can begin your application for a temporary resident visa at the Mexican consulate closest to your hometown. Once it’s approved, you will complete the process here in Inmigracion in Playa del Carmen. We have a team of people to guide you through the immigration process when you arrive in Playa del Carmen.
-Bring citizenship documents, police checks, birth certificates, etc.

Leaving Canada – The Canadian Tax System

First, the good news stated simply. Mexico does have a tax treaty with Canada, which helps Canadians avoid double taxation and help prevent tax evasion. However, a move to Mexico or buying property in Playa del Carmen or Riviera Maya does not necessarily mean that you automatically are considered a non-resident for tax purposes.

Depending on your ties to Canada, the number of days you spent there, and other factors, the Canada Revenue Agency (CRA) may consider you a: Factual Resident, Deemed Resident, Non-Resident or Deemed Non-Resident.

If you are a non-resident or plan to become one, then properly exiting the Canadian Tax System is crucial. Playa del Carmen Real Estate does not offer tax advice for Canadians. If you do not take the proper steps there is a potential for double taxation on your worldwide income, application of incorrect tax rates and penalties, and/or interest accruing. In order to terminate your Canadian Residence in the tax system, you will need to file a departure tax return indicating your date of departure. We recommend you speak to your tax advisor or we can refer you to one.

This date of departure varies if you have a spouse or dependents or if you are becoming a deemed resident of a new country. Furthermore, on your departure tax you may need to include a deemed disposition – if leaving the country, the CRA treats any property you own as if it was sold at the current fair market value when you become a non-resident. Depending if there is a capital gain or capital loss, taxes may be applicable or a loss could be claimed on your return.

While you may have physically left Canadian soil, there are usually ties to Canada that remain, such as real property, bank accounts, RRSP’s, etc. These ties may provide reasoning for the CRA to penalize you if not properly addressed.

As a non-resident who owns a rental property that earns you income, you are obligated to report this income to the CRA. There is a non-resident withholding tax at a rate of 25% of the gross rental income.

However, the non-resident withholding tax can be significantly reduced. There are certain forms to be filed with CRA by your appointed agent. Playa del Carmen Real Estate Mexico will put you in touch with a specialist in Canada.

If you have RRSP’s, dividends, retirement compensation, continued social security benefits, royalties, are earning interest, or other types of income, make sure to advise these companies of your non-resident status as they may need to remit withholding taxes to the CRA on your behalf. As a non-resident earning this type of income, they should issue you an NR4 slip – this slip reports any withholdings and income to the CRA.

Typical Yucatecan dishes are made with an exquisite mixture of numerous native ingredients and flavors, as well as the elements brought by the Spanish during the time of the Colony, and later influences from the Caribbean, the Middle East, South America and Asia. The queen’s arm, or dzotobichay as it’s called in the Mayan language, is a typical dish made of corn, tree spinach, eggs, pumpkin seeds and tomato. Its presentation is like a giant tamal, wrapped in banana leaf, bathed in a sauce made with tomato and Mexican tea, which is sliced to serve. It is very common during Lent and on the day of the dead.

Deep in the Yucatan jungle lie the cryptic remains of ancient cities, left by a civilization that spanned the Mesoamerican continent for over two thousand years. Today, the Mayan civilization is known mostly for their hieroglyph writing system and their impressive astrological and mathematical knowledge, which produced a very sophisticated calendar as well as a detailed (though incomplete) record of their history. Their rulers built vast cities with sky-high pyramids, ornate palaces and lavish plazas, filled with amazingly sophisticated works of art and engineering, leaving behind artifacts that you can experience first hand.

The Sacred City of the Itza is a widely famous Mayan ruin, as well as a UNESCO World Heritage Site, and one of the new 7 Wonders of the World. Chichen Itza is quite a big place, where you can spend a good amount of time exploring the different buildings. There are three buildings worth mentioning here: Kukulkán pyramid (aka El Castillo), the Great Ball Court where the Mayas used to play ‘Juego de Pelota’, and the perfectly circular waterhole Cenote Sagrado where large-scale human sacrifices were performed honoring the God of Rain. Also, you’ll be surprised of what happens when you to clap in front of the steps of the Kukulkán pyramid or right in the middle of the Great Ball Court. Try it!

One of the best-preserved coastal Maya sites, Tulum was the only Mayan settlement to be built just besides the beach of the Caribbean, on a cliff facing the rising sun. The ancient city contains about 50 buildings between temples, palaces and houses. It features the Temple of Frescoes, which contain works that are a magnificent depiction of beautifully conserved Mayan art. Moreover, some of the original coloring of the pictures is still there, which gives archeologists invaluable information about Mayan temple decoration.

Coba means ‘waters stirred by the wind’, because the settlement is surrounded by two large lagoons. One of its main attractions is the ancient pyramid of Nohoch Mul, which is still open for the public to climb the 130 steps up to the top, unlike the Kukulkán pyramid which is closed to visitors. Additionally, visitors can use the original sacbéob (Mayan ceremonial ‘white roads’) which converge at Nohoch Mul to explore different groups of structures such as the Coba Group, Conjunto de Pinturas, Macanxoc Group and Coba Stelae, each of which has unique buildings depicting different aspects of Mayan life.

Ek Balam (meaning ‘glorious jaguar’ in Mayan) is a small (1 km²) and relatively new site for tourists, which only began restoration in 1977. It was at its peak between 700 and 900 AD, and is thought to have been founded between 100 BC and 300 AD. Only the center of the site was excavated, where the Acropolis Temple is found. It is the most impressive building, measuring 95 feet tall. It has a stucco front with magnificent patterns and spectacular three-dimensional sculptures, which can be found on the six levels of stairs visitors can climb to enjoy the view.

Bank Trust – What is it? When is it needed?

Mexico is a beautiful country and economically booming. You might have been thinking about either buying a property (or several properties as vacation rentals ) or developing a business here.

Good news! It’s a very good idea and totally feasible.

There are a few rules to respect, though.

This article will guide you through the various steps and explain two different schemes that will come in handy when you decide to make it happen i.e. setting up a Bank Trust (Fideicomiso) or a Mexican Corporation.


First of all, you have to know that a while back, it was impossible for Americans and Canadians to buy property in Mexico that was 50 km from any coastline or 100 km of a neighboring country (called the restricted zone). Only Mexican nationals were allowed to invest in land and properties located in this zone. The Mexican Constitution still stipulates that no foreigner is allowed to acquire land directly in this zone…However…some things have changed.


You can now invest in this zone through a Bank Trust:

A bank trust is a property interest held by a Mexican bank who´s sole purpose is to manage the property for the benefit of the owner. It is essential to remember that although the bank legally acts as the trustee and holds the title, your property is not an asset of the bank.

   It is valid for 50 years and can be extended for another 50 years.

You will need to set up one Bank Trust per property. So if you buy 2 or 3, you will end up with 2 or 3 bank trusts.

There is, of course, an annual fee that you’ll have to pay (the fee can vary between 400-800USD per Trust, depending on the bank and each particular case). You will be the main beneficiary but the Trust allows you to designate two beneficiaries (whoever you want: your spouse, children, partner…) and if anything is to happen to you, they will     automatically become main beneficiaries. The beneficiary has every legal right to occupy, rent, modify or inherit the property, and this is protected by the Mexican Constitution. The big advantage of this scheme is that there is no paperwork, you pay once a year and you are done for the next 12 months.


The other way to become a titleholder is through a Mexican corporation:

This scheme is advised if you are thinking of buying several properties (you can have as many properties as you want) for commercial use or if you are going to create another business. Indeed,  you can operate a business through it, work from home, or run an internet business. It is actually quite simple to set up (it shouldn’t take more than a week) and you can incorporate under whatever name you wish. You need a minimum of two shareholders, though. This option has many advantages (tax wise for example) but on the downside, it involves a lot of paperwork and administrative work. This scheme requires you to pay on a monthly basis and probably to deal with an accountant (that you will have to pay as well).


   You now are a little bit more aware of the different options offered to you if you want to buy in the restricted zone, but the best advice no matter what is always to ask a real estate professional.
